Guideline for Attached Rear Porches

This
guideline is for attached porches at the rear of the home only
·
Prior
written approval of proposed structure by Architectural Committee required – (Article
IV, Section 2-a)
·
Construction
shall comply with all applicable ordinances and regulations, including
residential design standards, established by the City of Franklin Planning
Commission or any other applicable governing authority – (Article IV, Section
2-b )
·
Location
relative property line shall meet minimum building setback lines required by
City of Franklin or any other applicable governing authority – (Article IV,
Section 4)
·
Roofing
material shall be constructed or covered with asphalt or composition type
shingles (Estate Grey or equal). Any
other type of roofing material shall be permitted only in the sole discretion
of the Architectural Committee upon written request – (Article IV, Section7)
·
Exterior
lighting is permitted per Article IV, Section 14
·
Facing
and trim materials such as brick, stone, hardie board, flashing, gutters, etc
shall match (as close as possible) existing home materials
·
Painting
of structure shall be completed within appropriate timing for building
materials and shall match or compliment existing home exterior colors
Note:
This is a guideline for homeowner’s.
The ‘Declaration of Easements, Covenants, Conditions and Restrictions
For Moore’s Landing’ document shall be the governing instrument for any/all
items not addressed in this guideline
