MLHOA Association Annual Meeting

The
annual meeting of the MLHOA was called to order by President Rob Allen at 6:35
PM March 9, 2017. Twenty-eight (28) members were present, twenty-one (21)
in person and nine (7) by proxy.
Treasurer
Jeff Long presented the Financial Report, indicating that 100% of dues had been
collected. The annual budget was on target for the year. Jeff
reviewed the history from inception of neighborhood at $35 which remained in
effect until 2013, then was reduced to $29, and was raised again in 2017 to $32
to lessen the annual shortfall until a $30,000 savings reserve is reached.
Rob
Allen presented the President’s Report, reminding neighbors that as the weather
warms up, to slow down and be cautious as children will be out playing. Rob
encouraged member participation on the Social Committee and Board membership
opportunities. The opportunity presented by the trees planted along
Meadowcrest Circle was reviewed. The roots of these trees are damaging the
sidewalks. This has been discussed with the city since the sidewalks are public
property, and the city has agreed to help with tree pruning of the tops of the
trees, upon request. Homeowners are responsible for pruning around the bottom
of the trees. Rob reminded neighbors about being respectful and parking in
driveways as much as possible, leaving street side parking spaces for visitors.
Neighbors were also reminded to use the dog waste stations.
Ed
Liebler presented the landscape report.
He explained all that the Landscape responsibilities encompass including
the sprinkler systems, maintenance of the common areas on Spring Cabin,
Meadowglade, and the flood plains. He explained that the reason Cherry trees
along Lewisburg Pike may appear to be dead is due to a shot hole fungus, which
causes the leaves to fall prematurely in the fall but does not harm the tree. A
two (2) year contract with Sunrise was signed in 2016. A new vendor for the flood plain was needed,
which was a challenging task due to the insurance the HOA requires. The new provider, M&M, cuts the field 3
times/year for hay, providing the HOA with annual expenditure savings. The
savings accrued through 2016 were used for the bridge over the culvert that
connects the two flood plains. The board is looking at options to prevent
erosion on the areas surrounding the natural spring behind the houses at the
East end of Spring Cabin Lane.
Terry
Dunham presented the Architectural Committee Report, indicating that it was a
very quiet year with less than ten (10) requests during 2016 for primarily
fences, porches, door colors, etc.
Rob
thanked the members of the Social Committee (Ryan Wilson and Jennifer
Quagliano) for their service. Rob reviewed the social activities of 2016
and provided a summary of some of the proposed activities for 2017. Neighbors
are invited to provide suggestions for events, both child friendly and
otherwise to engage all neighbors in social events.
